If you have reached this page we imagine that you are seriously looking at an alternative way of selling your home and that this is because:

6. You are already thinking about the dream holiday or new furniture you would treat yourself to after you move from the savings you’ve made (clever you!!!).

If you said ‘Yes’ to some or even all of the above then you’re our kind of person and we expect you to feel right at home on our site. Hold your horses though, we’re not ready for you to sign up just yet and you may need to check a few details so keep reading this page and we will tell you a little more of what you need to know and what we have done to make sure that this process is as clear, simple and safe for you as possible. We know you just want to get signed up and tell all your friends how cleaver you are, but we want you to KNOW that you are doing the right thing before you just jump in all gungho.

If you are currently registered with an Estate Agent on a ‘Sole Agent’ agreement you still have the right to advertise and hopefully sell your home yourself. As Homesense.co.uk is purely an advertising medium and not an agent there is no legal conflict so you would not need to pay the agent fees if you do sell the home before they do. We would advise that you tell you agent that you intend to do this and double check your contract to ensure that you have either a ‘Sole Agent’ or ‘Multi-Agency’ agreement. If you have a ‘Sole Sellers’ agreement with the agent then I’m afraid there is nothing we can do until your agreement has been cancelled and notice period expired.

At Homesense.co.uk we have all the tools you will need to be able to sell your home yourself at a fraction of the cost. These include:

1. Arrange your Home Information Pack & Energy Performance Certificate (if you don’t have one already you will need this to legally advertise your property for sale in the UK. If you have one simply ask your agent for the details unless you already have a copy).
2. See what properties in your area have sold for recently to help decide on your market price.
3. Upload images of your property (minimum 1 – Maximum 15)
4. Order your ‘For Sale’ board (cost option)
5. Access Solicitors in your area (if you don’t have one)
6. Access Conveyance Specialists in your area (if you don’t have one)
7. Access Removal Experts in your area (if you don’t have one)

For your safety we have added features to include:

1. An 0845 number so your contact number is kept private (cost option)
2. Personal details (e.g. name, address and phone number) are kept private until a potential purchaser has registered and verified their details in the same way you will have to as a seller.
3. Once verified, potential purchasers will be able to see your road name and contact number but not your name or house number until they have booked a viewing and you have authorised this information to be released to them.
4. Your very own internal email on our site, private internal diary and appointment booking system. We have implemented this not just for safety but also so we can report to you monthly with details of number of times your advert has been shown, number of clicks on your advert, how many people have registered an interest, number of viewings, number of offers, etc…………
